The apartment

This spacious, very sunny, 58 m2 flat is on the 6th floor in a building from the 70's with renewed elevator. Pleasant barcelona sightseeing apartment  completely renewed, refurbished and decorated with stylish comfortable  modern furniture.

Description of the layout:

• A nice bright spacious living room which opens up to a small covered balcony with tropical wood flooring and plants. The balcony has views over a school-yard and pre-school playground.

• A  comfortable dining area with table and chairs for four people. 
• One large bedroom with lots of closet space and two single beds.

• A second double bedroom with a double bed and a closet.  
• Complete bathroom with shower and one half bathroom with toilet.
• Fully equipped kitchen with large refrigerator and freezer, electric counter top stove, oven, microwave oven, toaster, juice squeezer, coffee and tea pots, electric kettle and all necessary equipment for cooking.
• Double glazing and special laminated silence glass in windows.
• Flat screen satellite TV, radio CD, iron and ironing board, hair dryer.
• Heating, air conditioning and ceiling fan.
• Bath towels and bed linen are provided.
• Land line local normal phone calls only (No mobile or cell phones nor special numbers).
• Wi-fi Internet Connection.*
• Beach towels are not provided. 
• Cot for babies upon request. Baby linens are not provided.
• Only one child under two years is free of charge.
• Apartment is self-catering self-service. Soaps, toilet paper and other personal hygiene items are not provided.
• Smoking is only permitted outside on the balcony.

The building:

Is a modern seven-story construction with an elevator, located in the actual center of the city, closed to two major and well known Avenues: "Avenida Diagonal" and "Paseo de Gracia"

Location:

In what was the frontier between the new development (circa 1820’s) of Barcelona, called “L’Eixample” (the expansion) and the old village of Gracia. The perfect place to enjoy the best of both worlds. On one hand close to all the modernist buildings, five minutes walking distance from Gaudi’s well known works on the Paseo de Gracia, specially “La Pedrera”, the first stop on any Gaudi tour in Barcelona; and all of the most elegant, upscale shopping in the city. On the other hand all the benefits and advantages of living in a small charming Old World town; complete with small town squares, local old style markets and little cafes and restaurants.
Being in the heart of Barcelona you are walking distance to nearly everything of interest in town and also very well connected with lots of buses, metro and subway lines.

Rates

Low Season: November 2nd to December 22nd 2011, January 8th to March 29th 2012 and November 4th to December 20th 2012.

Normal Season: April 16th to November 1st 2011, December 23rd 2011 to January 7th 2012, March 30th to November 3rd 2012 and December 21st 2012 to January 5th 2013.

In general there is a 3 nights minimum stay requirement.

During special events, fairs, congresses and holidays the apartments may have:

• a surcharge,
• a different minimum stay,
• an obligatory prepayment of 100% - (see Terms and Conditions).

Booking fee: 10.00 euros due to management expenses.
Cleaning service fee: There is an obligatory one-time fee of 55.00 euros for apartment-cleaning service at the end of your stay, not included in the above rates tables.
Breakage or damage deposit: The owner asks for a deposit of 200.00 euros as a guarantee for the flat (this absolutely must be paid in cash on arrival). The amount will be returned at the end of the stay if no damage has been done.
Lost key surcharge:  For every set of keys lost there is a 50.00 euros surcharge.
Late arrival fee: Arrivals between 21:00Hs and 24:00Hs have a surcharge of 30.00 euros; Arrivals after 24:00Hs have a surcharge of 50.00 euros. These surcharges must be paid cash on arrival.

Please note: Reduction of number of guests or of number of nights: These changes must be advised prior to arrival.
Once pre-payment has been made, which confirms a reservation, the reduction of the number of guests or of number of nights, will be subject to a 25.00 euros administration fee for the recalculation of pricing.
But if the number of nights or of guests is reduced between 7 days prior to the arrival and the arrival - recalculation of the price is not possible. 

*WI FI Connection: The owner of the apartment offers WIFI Internet connection in the apartment free of charge. Any incidence or problem concerning the Internet service due to the communications company that provides it (such as connection failures, signals, router, maintenance, etc.) WILL NOT REDUCE THE TOTAL PRICE FOR THE APARTMENT.

Internet information for guests travelling from USA and Israel: Wireless cards from USA and Israel may have incompatibilities in Spain.

IMPORTANT: Please read and take notice of House Rules and Terms and Conditions.

Our main objective is for the client to have a good experience in Barcelona and to enjoy the stay. Clients MUST RESPECT the neighbours, as the apartment is in a residential block. No parties are allowed in the apartment, party outside. If the neighbours complain or the police is called it will result in immediate eviction without refund.

We rented from them in april, last year. We had the City Center Penthouse 1. The apartment was very comfortable, clean and well equipped and the price was very good. The man we dealt with was nice and accommodating. We had booked the apt for 4 days and ended booking two extra days. I wouldn't hesitate to rent from them again. Excellent séjour à Barcelone. L'appartement est très bien situé, proche du métro Diagonal (5min), des commerces (2 superettes dont une 24/24 - boulangerie) et des restaurants de tapas. L'accueil est super, et les explications très claires. Un plan du quartier est même donné pour voir où se situe les magasins! Appart au 5ème étage donc assez lumineux dans l'ensemble (coté cuisine sur mur - salon sur cour), la déco est simple mais acceuillante, et l'appartement a été refait à neuf. La literie est très bonne, et tout est vraiment très propre. Un ventilateur et une clim par pièce, très agréable le soir. Une cuisine bien équipée (four, plaque, bouilloire, grille pain, et un superbe frigo !!) Petit bémol: les murs sont très fins, on entend donc bien les voisins regarder la TV ou écouter la radio ! Le balcon est minuscule (2chaises maxi) et donne sur le grand balcon des voisins ! Quand nous y étions il y avait des travaux juste à coté, on entendait donc bien les bruits le matin... C'est surtout problématique pour les séjours en semaine. Le thermosta de la douche était un peu capricieux pour se régler mais ce n'est qu'un détail pas bien embettant. Excellent stay in Barcelona. The apartment is ideally located near the metro Diagonal (5min), shops (including a two minimarkets 24/24 - bakery) and tapas restaurants. The reception is great, and very clear explanations. A map of the area is given even to see where the storesare located. Apartment on the 5th floor, bright enough overall (kitchen on the wall side - living area to the balcony), the decor is simple but welcoming, and the apartment has been renovated. The bedding is very good and everything is really clean. A fan and air conditioning per room, very pleasant evening. A well equipped kitchen (oven, hob, kettle, toaster, and beautiful refrigerator!) Small problem: the walls are very thin, means can hear the neighbors watch TV or listen the radio! The balcony is tiny (2chaises max) and overlooks the large balcony of the neighbors! When we were, there was work just next, so we heard well the noise in the morning ... This is especially problematic for stays during the week. The thermostatic shower was a bit temperamental to tune but that is just not really annoying. I recommend this apartment! (translation using google)

The 2 br apt was comfortable, secure and particularly well equipped. I think the neighborhood was grand also - convenient to many things, including the metro and supermarket, as well as quiet and safe to walk around in at night. We were always out and about by day but, if you were a partier and were trying to sleep by day, the schoolyard next door could be a negative....La Rita's restaurant on Calle de aragon (1 block east of Passeig de Gracia) was a true find.
