The apartment

In a modern building with elevator, small comfortable 44 m2 flat, one floor above the elevator landing with a small covered balcony with garden furniture. Close to the very well known Gaudi's Sagarda Familia Church and the beautiful Modernist hospital complex designed by architect Domenech i Muntaner, Hospital de Sant Pau. Completely renovated. There are several shops, restaurants, and museums in the area.

Description of the layout

• One bedroom with closet space and a queen size bed that opens to the small balcony.
• Complete bathroom with small bathtub with shower fixtures.
• Compact mini-Kitchen with doors, all functions installed in 140 cm width; ceramic hob with two zones, fridge, single bowl sink, mixer tap, spice rack, slate, suspension rail with hooks. Microwave, toaster, coffee maker. 

• New colour Plasma TV, iron, hair dryer.
• Washing machine.
• Electirc heating, air conditioning.
• Towels and bed linen are provided.

The building:

Is a modern eight-story construction from the 70s with elevator, Close to metro blue line (linia 5) stop Hospital de Sant Pau.

Location:

Just in between the Sagrada Familia Area of the Eixample Neighborhood and El Camp de L’Arpa district.
This entire area at the beginnings of the nineteenth century concentrated agricultural activity with farmhouses and noble buildings. But it was already around 1840 when started the first urban developments in the area, when asked for permission to build the first cottages in the neighborhood and the creation of some streets like Juan de Peguera, San Miguel and San Matías (current Coll i Vehí)or Virgen del Carmen (current Freser). From an urban point of view, the district of El Camp de L’Arpa could resist the new development of the Eixample from Ildefons Cerdà approved in 1859. The interests of owners of lands and farm houses in the area and the opposition from members of the council made that some of the new streets of the Eixample stopped at the neighborhood. Streets like Corsega, Provença or Roselló end at the height of Rogent Street. This has allowed that some small streets of the nineteenth century, like the passages of Sospir, del Trinxat or del Pistó have survived, which provides an unusual picture in comparison with the wide streets of the Eixample.
it is easy to see the limits between the classic square blocks of the Eixample and the small streets of the Camp de L’Arpa.

Rates

Low Season: September 1st to December 31st and January 1st to May 31st

Normal Season: June 1st to August 31st.

In general there is a 3 nights minimum stay requirement.

During special events, fairs, congresses and holidays the apartments may have:

• a surcharge,
• a different minimum stay,
• an obligatory prepayment of 100% - (see Terms and Conditions).

Booking fee: 10 euros due to management expenses.
Cleaning service fee: There is an obligatory one-time fee of 50 euros for apartment-cleaning service at the end of your stay, not included in the above rates tables.
Breakage or damage deposit: The owner asks for a deposit of 150 euros as a guarantee for the flat (this absolutely must be paid in cash on arrival). The amount will be returned at the end of the stay if no damage has been done.

Check in time: Normal check in time in this apartment can be done from 16:00Hs onwards in working days. Flexible on weekends and holidays.

Late arrival fee: Arrivals between 21:00Hs and 23:00Hs have a surcharge of 30.00 euros; Arrivals after 23:00Hs have a surcharge of 40.00 euros. These surcharges must be paid cash on arrival.

Early departure fee: All departures before 08:00Hs are subject to an early departure fee of 30.00 euros to be paid cash to the receptionist on departure.

 Please note:  Reduction of number of guests or of number of nights: These changes must be advised prior to arrival.
Once pre-payment has been made, which confirms a reservation, the reduction of the number of guests or of number of nights, will be subject to a 25.00 euros administration fee for the recalculation of pricing.
But if the number of nights or of guests is reduced between 7 days prior to the arrival and the arrival - recalculation of the price is not possible.

Our main objective is for the client to have a good experience in Barcelona and to enjoy the stay. Clients MUST RESPECT the neighbours, as the apartment is in a residential block. No parties are allowed in the apartment, party outside. If the neighbours complain or the police is called it will result in immediate eviction without refund.

The meeting point for this apartment is in front of the same building.
Please remember that once in Barcelona you must call to organize the check-in (allow for approximately 30 minutes minimum).
