The apartment

These attractive comfortable sunny two apartments, 60 m2 each, with unique floral paintings in the living areas, side by side sharing a common entrance, are on the fifth floor of an elevator building. Three big exterior bedrooms, a bathroom with bathtub and a bathroom with a shower stall, two open kitchens with washing machine. Nicely renewed, refurbished and decorated with attractive modern furniture. Five blaconies in the previleged Quadrat D'or area of the Eixample Neighbourhood.

Description of the layout

•  Two bright spacious living/dining areas.

• Three large bedrooms with two single beds in each, closet space and a small balcony in each.

• One bathroom with bathtub and one bathroom with shower stall.
• Two open kitchen areas with refrigerator, electric counter top stove, toaster, microwave oven, coffee maker, electric kettle and necessary equipment for cooking. 
• Colour TV, iron and ironing board, hair dryer.
• Air conditioning in the living areas and central heating. 
• Wi-Fi Internet Connection.*
• Bath towels and bed linens are provided.
• Beach towels are not provided.
• Washing Machine. Folding portable clothes drying line.
• Pets are not allowed.
• Cot for babies upon request.
• Only one child under two years is free of charge.
• When possible, it would be appreciated if smoking was done outside the apartment.

The building:

 Is a nine story corner builidng of the Eixample Neigbourhood from 1930 with elevator. The last floors were added in the second half of the century and the elevator was renewed at the time. Façade has been recently restored.

Location:

In the middle of the Eixample neighbourhood (development of the city planned by the engineer Ildefons Cerdà and begun in the second half of the 19th century due to the necessity to extend the city when the medieval old walls were torn down) there is an area called the Quadrat d’or or Golden Square that became at the time the center of the new bourgeois, exceptional area of Modernist Architecture with most of the buildings designed and built at the end of the 19th and beginning of the 20th century. Private elegant bourgeois residences designed by a number of different important architects of the time providing a varied cross-section of Modernist style designs with interesting details on ceramic art, stained glass windows, wrought-iron work, relief’s, mosaics, wood work and statues. Some of the most important buildings are Casa Batlló (Antoni Gaudí), Casa Lleó-Morera (Lluís Domènech i Montaner), Casa Milà (Antoni Gaudí) and Casa Ametller (Josep Puig i Cadafalch) all in the Paseo de Gracia Avenue, and close in Aragon street the Building for Publisher Simon i Montaner (Domenech i Montaner) rehabilitated in 1987 to host the headquarters of the Fundacio Antoni Tapies. Some of these important modernist buildings have organized visiting hours. 
Actually all the area is full of art galleries, elegant shops, terraces, bars and restaurants.

Rates

Low Season: September 1st to December 27th 2011, January 4th to February 26th 2012, March 3rd to March 31st 2012 and October 2nd to December 27th 2012. 

Normal Season: December 28th 2011 to January 3rd 2012, February 27th to March 2nd 2012, April 1st to October 1st 2012 and December 28th 2012 to January 3rd 2013.

In general there is a 2 nights minimum stay requirement.

During special events, fairs, congresses and holidays the apartments may have:

• a surcharge,
• a different minimum stay,
• an obligatory prepayment of 100% - (see Terms and Conditions).

Booking fee: 10.00 Euros due to management expenses.
Cleaning service fee: There is an obligatory one-time fee of 110.00 Euros for apartment-cleaning service at the end of your stay, not included in the above rates tables.
Breakage or damage deposit: The owner asks for a deposit of 200.00 Euros as a guarantee for the flat (this absolutely must be paid in cash on arrival). The amount will be returned at the end of the stay if no damage has been done.

Lost key surcharge: For every set of keys lost there is a 80.00 euros surcharge.

Check in time: Official check in time for this apartment is 15:00hs. When possible * check in between 13:00hs and 21:00hs is free. Earlier check in hours, when possible *, or late arrivals have a surcharge of 40.00 Euros to be paid in cash to the receptionist on arrival.

Check out time: Official check out time is no later than 11:00hs. Check out between 06:00hs and 13:00hs (when possible *) is free. Late check out, when possible * between 13:00hs and 19:00hs have a surcharge of 50.00 Euros to be paid in cash to the receptionist on departure.

 * "when possible" - means there is no conflict with other clients entering/leaving the apartment on the day.

Please note:  Reduction of number of guests or of number of nights: These changes must be advised prior to arrival.
Once pre-payment has been made, which confirms a reservation, the reduction of the number of guests or of number of nights, will be subject to a 25.00 euros administration fee for the recalculation of pricing.
But if the number of nights or of guests is reduced between 7 days prior to the arrival and the arrival - recalculation of the price is not possible.

*WI FI Connection: The owner of the apartment offers WIFI Internet connection in the apartment free of charge. Any incidence or problem concerning the Internet service due to the communications company that provides it (such as connection failures, signals, router, maintenance, etc.) WILL NOT REDUCE THE TOTAL PRICE FOR THE APARTMENT.

Our main objective is for the client to have a good experience in Barcelona and to enjoy the stay. Clients MUST RESPECT the neighbours, as the apartment is in a residential block. No parties are allowed in the apartment, party outside. If the neighbours complain or the police is called it will result in immediate eviction without refund.

The Meeting Point

The meeting point for this apartment is in front of the same building.
Please remember that once in Barcelona you must call to organize the check-in (allow for approximately 30 minutes minimum).
